Renters’ Rights Act compliance check
Enter a property postcode. We pull the EPC and local-authority data live from gov.uk + postcodes.io, then ask you 15 questions to estimate your readiness for the Renters’ Rights Act 2025 in England. Free, no sign-up. Takes 2 minutes. Nothing is saved unless you choose to share it.
What does the Renters' Rights Act change for a landlord or letting agent?
The Renters' Rights Act 2025 reforms private renting in England. From 1 May 2026 Section 21 "no-fault" eviction was abolished, new and existing assured tenancies became periodic, rent can be increased only once a year through a Section 13 notice, and possession now runs through the reformed Section 8 grounds. This check asks how you let and manage one property and shows which of those duties you already meet and where the gaps are.
What this tool checks
- Tenancy paperwork: the information sheet for tenancies that converted on 1 May 2026, the written statement of terms, and the landlord's address for notices
- The safety and deposit records a possession claim can turn on — deposit protection, gas safety, EICR, EPC, smoke and carbon monoxide alarms, and Right to Rent
- The new conduct rules — handling pet requests and the ban on rental bidding
- Readiness for the parts arriving later: PRS Database registration, the landlord ombudsman and Awaab's Law hazard timescales
- The property's EPC band, pulled from the public EPC register for the postcode you enter
Where it applies
England. The Act's tenancy reforms do not apply in Wales, where tenancies have run under the Renting Homes (Wales) Act 2016 since December 2022, or in Scotland or Northern Ireland, which have their own systems.
How it works
Enter a postcode (and optionally the address). The check looks up the local authority and the EPC record from public data, pre-fills what it can, then asks fifteen questions. The score and the list of gaps are calculated in your browser from your answers, weighted by how much each gap matters, with the critical ones shown first.
What it can’t tell you
- It is a readiness estimate from your answers, not legal advice or a compliance certificate.
- Some parts of the Act — the PRS Database, the landlord ombudsman and the Decent Homes Standard — are being brought in on later timetables, and the check reflects what is in force when it was last updated.
