The minimum EPC for a let property in England and Wales moves to band C by 1 October 2030 (confirmed January 2026; regulations not yet made). How do I get a rental property to EPC C by 2030?
Privately rented homes in England and Wales must currently have an EPC of at least E. The government's January 2026 response confirmed the minimum will rise to the equivalent of band C for all tenancies by 1 October 2030, with spending capped at £10,000 per property; the regulations to do it have not yet been made. Where it applies
England and Wales, where the Minimum Energy Efficiency Standard regulations apply. Scotland and Northern Ireland set their own standards. Short-term lets are outside the proposed standard.
How it works
Pick the property's current EPC band (you can find it on the government's EPC register). The planner returns a recommended sequence of measures and indicative costs. It is a planning estimate — the EPC assessor's recommendations for the specific property are the authority.
What it can’t tell you
- The 2030 standard will use reformed EPC metrics, so a property on the band C boundary today may not meet the new test. Treat a C with a thin margin as a risk, not a finish line.
